The Clophill Parish Council (CPC) has been working collaboratively with L&Q (formerly Gallagher Estates) and Hayfield Homes and is delighted to provide the following update with regard to the Lakes.
Hayfield Homes and L&Q exchanged contracts on the 30th July. Final matters are being concluded with Evonik (the original land owners) which once complete will allow Hayfield Homes to complete the purchase of the residential land and the transfer of the Lakes Park land to the Greensand Trust (GST). Detailed consent was granted for the Lakes Park back in February 2020. Detailed consent was then granted for the residential land in October 2020.
L&Q has also granted Hayfield Homes license to commence some initial, enabling works which fall outside of planning consent. These works will commence shortly in order to ensure all ecologically time-sensitive, enabling works are undertaken outside of any restrictive times of the year. The GST has supported L&Q and Hayfield Homes in this regard and will continue to do so. Indicative timescales, which may vary, include;
- W/C 9th August: Erection of tree protection fencing (c. 1 week).
- W/C 16th August: Begin implementation of construction access, construction haul road, on-site contractor parking area and site compound setup (c. 3-4 weeks).
- W/C 6th September: Begin ground stabilisation works (c. 10-12 weeks).
Construction of the housing development (for a maximum of 50 new homes) will take place later in the year once all outstanding Evonik matters are settled, which enables the land transfers to take place. This will include GST commencing its works associated with creating the new Lakes Park. The CPC will work closely with Hayfield Homes to ensure there are appropriate traffic management and site security measures in place. More information will follow in this regard.
